The snowbird calendar, and why it matters for booking

Everyone leaves in roughly the same fortnight and everyone comes back in roughly the same fortnight. That’s the whole scheduling problem. If you leave in April, start requesting quotes in February. If you return in November, start in September. Outside those spikes, availability is usually easier.

The real brief isn’t tidying — it’s preparing a house to sit empty through a Phoenix summer. A good close-up checklist includes:

  • Heat-sensitive items boxed and moved away from the garage and west-facing rooms — candles, cosmetics, medication, vinyl, photographs, electronics.
  • Soft goods sealed against dust and pests.
  • Pantry cleared of anything that won’t survive the heat.
  • Fridge and freezer emptied and left propped open if switched off.
  • Fragiles moved off high shelves.
  • A written list of what’s where, so autumn doesn’t start with a search.

Plumbing, HVAC and pool shut-downs are jobs for the trades, not packers.

  • Everything put back where it lives, using the spring list.
  • Soft goods unsealed, aired and made up — beds included if you want them.
  • Kitchen restocked from storage and the pantry checked.
  • Boxes and packing debris removed the same day.
